Water valve in the "ON" positionIf this is a bad water leak, please go to the main shut-off valve - usually in the basement on the wall.

Turn it so the handle is across the pipe to shut-off all water flow to prevent further damage until one of our maintenance teams can arrive. If you cannot find this valve, or if there is standing water and you suspect a potential for electric shock, please go to the yard water main (usually located in the front yard near the street).


Water MainTake a screwdriver to pop open the lid and a pair of pliers or pipe wrench to reach in and turn the valve to the off position. Sometimes you can do this with your hand.

If you have a sump pump in a basement that is overflowing, please check the reset button on the GFCI outlet it is plugged into. Hit the 'reset' button to make sure this is not the problem. If this does not fix the problem, call us immediately and submit on-line form. This is an Emergency as it will flood the basement!

If your window wells are leaking water into the basement, please first try cleaning any leaves and other debris out of the window well several inches below the bottom of the window sill. If there are window well covers, make sure they are in place. This should solve the problem, but if it does not, turn this in immediately as water seeping into the basement that can cause damage is an Emergency!

 

 

Note: Maintenance requests will be evaluated as to necessity, level of importance and available funds to complete. Do NOT falsely report non-emergency concerns as Emergencies. Falsely reported claims that incur emergency rates will be billed back to the tenant.
